How much time in advance for lease renewal?

My current landlord states on the lease that I would need to give him 2 months' notice prior to renewing (or not) the new lease. That won't give me enough time to find a new potential apartment because I would have to pay a security deposit + the first month's rent AND rent for 2 places on the 2nd month before moving.

How much time in advance can I give him LEGALLY?

BTW, I live in New Jersey.|||If your lease states 60 days, then that is the notice that your are legally required to give the landlord per your written contract. You agreed to this when you signed the lease. If you fail to give the proper notice, the landlord can legally deduct the rent for the proper notice period from your security deposit.

It is up to you to coordinate the lease expiration at your current apartment and the lease commencement at a new apartment. It can be done.

For instance, your lease comes up for renewal on May 1st. You do not want to renew. You give your landlord notice that you will not be renewing your lease on or before March 1st. You then begin to look for a new apartment that you can move into on May 1st.|||If you always expect people to bend the rules for you you will never learn to simply folow them! It does not matter how nice if a guy he is. He has every right to enforce the law!

|||The lease states 2 mo then 2 mo is legally required. You are bound by your lease first and foremost. This is AT LEAST 2 mo, so you can give longer notice if you want to. If you give 3 mo notice you will still have to pay rent through the entire 3 months.
