Could someone please please help me understand this lease?

A written 60-day notice, which begins the first of the following month, is required to vacate. If a one-year lease is broken before the expiration date, you will be assessed and early termination fee equal to one month鈥檚 rent. To non-renew your lease, a written 45-day notice is required prior to the expiration of the lease. If the management office is not notified at least 45 days prior to the expiration date of the lease, it then becomes a 60-day notice beginning the first of the following month. Homes must be in the same condition as the time of move-in with the exception of normal wear and tear. A move-out inspection must be scheduled with the management office at the time the written notice is given. Please contact the management office as soon as you are aware of your moving arrangements. My question, so if we give the 60 day notice, do we still get the fee? We had our one year mark in april, and we didnt turn in the 45 day notice to non renew, so if we give the 60 day notice will we still get the early termination fee? Also, when you pay the deposit on a new place does that count as first months rent, like if you owe a 800 dollar deposit, and you give them 800 dollars on the day you move in, do you also pay rent the day you move in, or is rent not due till you been there a month... Just need to know how much it will cost us to move. We have our 2nd baby due in 7 days! and we want to move by the time he is 3 months. Meaning....giving notice today would mean that you are responsible for 2 months rent (July %26amp; August)...assuming your rent is due on the 1st of each month. It's too late to give notice now for a August 1st move out, since this month has started already. Notice must be given prior to the end of this month for a Sept 1st move out.





And no, the deposit is returned to you when you vacate the property...it is NOT to be used as rent for any month. Also, rent is always paid in advance and will be due on the day you sign the lease or the day you move in.
